Our Simple Process
Call us (423) 708-5565 or fill out a contact form below to get started. If you were sent a letter of intent in the mail we will use the address of the property to access our notes on the property.
Our team members are available from 9:00AM - 7:00PM EST Monday through Friday and Saturday 10:00AM - 2:00PM EST. Out of office receptionists are available all other times.
Our team will collect some basic information about the investment including property conditions, repairs needed, etc. If you have any photos or other additional information that you feel may be helpful in valuing the property please feel free to send them to (423) 708-5565 with the address of the property.
Once we have this basic information our team will underwrite the investment and we will get back to you with our set offer price if you haven’t already received it. If you are interested in proceeding, we will schedule a time to visit the property, and then provide a written offer.
If you decide to accept our offer, we will officially go under contract. We will coordinate with partners, attorneys, lenders, contractors, and other professionals to perform due diligence, structure the deal, and perform other tasks necessary to close. Depending on the situation, we may have to visit the property again prior to closing.
Once we are approved to close and the title is clear, we will get a set date and time for the closing. Choose to close remotely or sign in person at the attorney’s office. Funds can be dispersed via wire transfer, or certified checks.

Questions about an offer received in the mail?
We are interested in buying your property if you received a letter from us in the mail. We have already done our initial due diligence so the amount we offered is the amount we are able to pay. If you are not interested in accepting our offer you can simply disregard the letter. We are typically accurate with our offer amounts however certain details about your property come from the county assessor’s office and errors or omissions in their reporting could affect the value given. Infill - Single Lots
We work with builders and can close on small lots very quickly. We hold these smaller lots or build on them shortly after purchasing. We typically need to verify access to utilities like water, power, and sewer access. Once we do this we can close as soon as we get a timeline from the closing company.
Timeline: 7-30 days depending on the complexity of the project.
Large Tracts of Land
We are typically interested in large tracts of land for development purposes. We don’t hold large tracts of land long term but we have partners who specialize in it. Typically these types of transactions require surveys, soil sample testing, site planning, and other types of due diligence and planning. We cover all of these costs and share results and reports with sellers as well as keep them updated throughout the process.
Timeline: 90-180 days depending on the complexity of the project.
Commercially Zoned Land and Farm Land
Green Pastures Solutions LLC and partners are actively buying land zoned for commercial as well as Farmland throughout the state. These types of transactions typically require surveys, soil sample testing, site planning, and other types of due diligence and planning. We cover all of these costs and share results and reports with sellers as well as keep them updated throughout the process as we work to close the deal.
Timeline: Anywhere from 30-180 days depending on the complexity of the project.
Rural Vacant Land
Rural Vacant land is defined as land being outside of an urban growth area with no long-term commercial significance. This land is typically too far away from major areas to be highly desirable for builders however these types of properties can still be desirable for a multitude or reasons. We have several partners throughout the state who specialize in acquiring these types of properties.
